What are some of the factors to consider when choosing a home inspector?
Licensing – While the state of Virginia does not require licensing or in order for an inspector to do business, it is a good idea to ask for credentials that indicate credibility. This can include state certification (though the requirements for that are minimal), and licensing through trade organizations.
Insurance – Any home inspector should carry both Liability insurance and Errors and Omissions insurance, and be willing to show evidence of current insurance coverage. E & O coverage is vital, because it protects you in case the inspector makes a mistake or somehow overlooks a significant problem. The insurance will pay for the repairs to be made, since the inspector was supposed to have identified and evaluated it at the time of the inspection.
References – Experienced home inspectors should be able to provide you with some references of previous clients. These may include actual home buyers, or it may be real estate agents or contractors that have worked with the inspector in the past and can attest to his or her reliability and knowledge.
