The first of the home inspections is completed at the same time or soon after your foundation is poured and will ensure that every
aspect of your new home is inspected – even the footings. A report will indicate if any concerns were observed to allow for correction and repair before construction proceeds.
The second phase of the New Home Construction Inspection occurs before the drywall is hung in your home and allows a visual inspection of all framing members, electrical, plumbing, ductwork, and insulation. This home inspection ensures that all of these parts of your home are installed properly before being covered by drywall. These systems comprise the vast majority of the functional aspects of your new home. This phase of the New Home Construction Inspection typically reveals the majority of the concerns noted on the final home inspection report. Correcting these issues before drywall is hung will lead to fewer concerns at the time of the final home inspection. Again, your home inspection report will indicate any repairs that should be made before drywall is hung.
Lastly, the final phase of the New Home Construction Inspection occurs just before
settlement when your new home is completed. All of the finishes are inspected, mechanical equipment is tested, doors and windows are checked for proper alignment, and appliances are operated.
